Gated and country-club communities

Much of the county's housing sits behind a gate. Associations here rarely concern themselves with interior finishes, but they do control how work happens: vendor registration at the gatehouse, permitted working hours, where a work vehicle may park, and whether materials can be staged in a driveway.

Send us the community's contractor rules with your request. We put the working hours and access steps into the schedule so the first morning is not spent at the gate.

Seasonal homes

Many Palm Beach County owners are here for part of the year. Painting, flooring and cabinet refinishing are often easiest to do while the home is empty, and the summer months suit that well.

For work while you are away we agree three things in advance: who holds the key or gate access, how you will receive progress updates, and how you will approve anything that changes the scope. The completion review can be done with you in person on your return, or with someone you appoint.

Condominium communities from the 1970s and 1980s

The county has many large low-rise condominium communities built in that period. Typical starting points are textured ceilings, original cabinets, older carpet or tile, and hollow-core doors.

Second-floor units usually come with flooring rules, most often a sound-control underlayment. In buildings of this age, existing materials may need testing before they are disturbed; we raise that during the assessment. Removing ceiling texture is not part of our standard painting scope.

Larger homes, tall walls and three-car garages

Newer homes in the western and northern parts of the county often have two-story foyers, high ceilings and large garages. Tall walls and stairwells need staging and are assessed on site, which is what the complexity levels in our calculator reflect.

Bigger garage slabs take more material and more preparation time, and they are more likely to include control joints and cracks that need a decision before a coating goes down.

Permits and approvalsSome interior scopes require a permit or association approval. Requirements are set by the municipality where the property is located, or by the county for unincorporated areas, and depend on the specific work. We identify what applies to your project during the assessment; these pages are general information, not a statement of what your project requires.

Can the work be done while I am away for the season?

Yes, provided someone can give us access and we have a reliable way to reach you for decisions. We agree in advance how updates and approvals will be handled, and who attends the completion review.

Do you work inside gated communities?

Yes. Send us the community's vendor rules, including gate registration and working hours, so the schedule reflects them.

My condominium requires a sound underlayment under new flooring. Can you install to that?

Send us the association's flooring rule and the rating it requires. The underlayment and the plank both have to satisfy it, and the flooring manufacturer has to allow that underlayment. We check all three before you order.
