Full-Flake Hybrid Garage Coatings in South Florida

Decorative flake broadcast to full coverage over prepared concrete and sealed under a clear top coat. Our package rate includes ordinary mechanical preparation, the coating system and normal equipment.

In a full-flake floor, colored flakes are broadcast into the wet base coat until the surface is completely covered, rather than sprinkled lightly across it. After curing, the excess is removed, the surface is scraped level and a clear top coat locks it in. The flake layer adds thickness and texture, and its multi-tone pattern hides dust, tire marks and small slab imperfections better than any single color.

Hybrid means the base coat and the top coat use different coating chemistries, each chosen for its job in the system. The specific products are named in your written estimate.

Preparation and installation

How the system is installed

  1. Assess

    We check the slab for cracks, moisture signs, contamination and existing coatings, and confirm that ordinary preparation is sufficient or identify what else is needed.

  2. Prepare mechanically

    The slab is ground to remove the weak surface layer and open the concrete. This ordinary preparation is part of the package rate.

  3. Treat listed repairs

    Cracks and defects that were identified and listed in your estimate are treated before coating.

  4. Apply the base coat

    The pigmented base coat is applied to the prepared concrete.

  5. Broadcast flake to full coverage

    Flake is broadcast into the wet base coat until no base color remains visible.

  6. Scrape and clean

    After the base has cured, loose flake is collected and the surface is scraped to knock down standing edges, then vacuumed.

  7. Apply the clear top coat

    A clear top coat seals the flake. We then give you guidance on foot traffic and vehicles for the products used.

These items are additional only when the assessment shows they are required and they are not already included. Ordinary mechanical preparation and normal equipment are never charged a second time.

Questions about this service

General questions

What exactly does the $9.50 per square foot cover?

Ordinary mechanical preparation, the coating system and normal equipment. Those three things are included and are never charged again as separate lines.

What would cost extra?

Only conditions beyond ordinary preparation, and only when they are actually present: significant repairs, removal of an existing coating, heavy grinding beyond the ordinary, moisture mitigation and leveling. Each is listed as its own line with its own quantity so nothing is counted twice.

Should I choose a higher complexity level if my floor is in poor condition?

Usually not. If the difficulty is the condition of the surface, it is better captured by listing the specific preparation item, such as existing-coating removal, and leaving the coating at Standard. Choosing a higher complexity and also itemizing the preparation would count the same work twice. The calculator warns you when this happens.

What does the review threshold mean?

Small coating projects carry fixed costs that do not shrink with area. When a Full-Flake Hybrid scope totals less than $2,750, we review it individually and the final price may differ from the calculator figure. The calculator tells you this; it does not raise your total.

Is the surface slippery?

The flake layer gives the surface some texture. How much grip a floor has also depends on the top coat and on whether it is wet or contaminated. Tell us if slip resistance is a priority and we will discuss the options for your floor.
