A floor coating is a bond between a liquid-applied system and a concrete slab. The coating you see gets the attention, but the bond decides how the floor holds up. Coatings applied over smooth, sealed, dusty or damp concrete tend to lift, however good the product.
So every coating project starts with the slab. We look at its surface, cracks, joints, previous coatings and signs of moisture, then recommend a system and list any additional preparation separately. You see the price of the coating and the price of anything the concrete needs, not one blended number.
Scope
What a coating project involves
- Assessment of the slab: surface condition, cracks, joints, existing coatings and moisture signs
- Mechanical preparation of the concrete to give the coating a profile to bond to
- Treatment of cracks and surface defects where required and listed
- Application of the selected coating system in the layers that system calls for
- Decorative broadcast where the system includes one, such as flake or quartz
- Protective top coat
- Guidance on when the floor can be walked on, loaded and driven on, based on the products used
Preparation and installation
How a coating is installed
Assess the slab
We check the surface, map cracks and joints, look for moisture signs, and identify any existing sealer or coating. This determines the system options and any additional preparation.
Clear and protect
The garage is emptied. Walls, door tracks and thresholds are protected, and the work area is set up for dust control.
Mechanically prepare the concrete
The surface is ground to remove the weak top layer and contaminants and to open the concrete so the first coat can penetrate and grip. Edges and corners are prepared by hand tools.
Repair
Cracks, pits and spalls identified during assessment are treated. Moving joints are handled differently from cracks and are discussed with you.
Apply the base coat
The first coat of the system is applied to the prepared concrete at the coverage the product requires.
Broadcast and build
Where the system includes flake or quartz, it is broadcast into the wet coat. Once cured, loose material is removed and the surface is scraped level.
Top coat and cure
A clear or pigmented top coat seals the system. We tell you when the floor can take foot traffic and when vehicles can return, according to the products used and the conditions on the day.

These are the points most often left unsaid in an estimate. We would rather you read them here than discover them later.
Not included unless listed in your estimate
- Existing-coating removal, additional heavy grinding, moisture mitigation and leveling, which are added only when required
- Significant crack and spall repair beyond what is listed in your estimate
- Stem walls, steps and vertical surfaces, unless listed
- Moving and storing the contents of the garage
- Repair of plumbing leaks, drainage problems or other moisture sources
- Exterior driveways, walkways and pool decks

- Cracks, joints, pitting, spalling and previous patches
- Oil and other contamination that has soaked into the concrete

What it costs to start the math
The Full-Flake Hybrid rate is a package that includes ordinary mechanical preparation, the coating system and normal equipment. For the other systems, preparation and equipment inclusions are confirmed in your written estimate.

Which system should I choose?
Start with how you use the space and how much you want the floor to hide. Full flake is the practical default for a working garage because it masks dirt and small imperfections. Solid is the simplest look. Quartz gives a denser, more textured surface. Metallic is chosen for appearance. We recommend a system after seeing the slab and hearing how you use the garage.
Why is grinding necessary?
Finished concrete has a smooth, dense top layer, often with sealer or contamination on it. Coatings need an open, clean, slightly rough surface to bond. Mechanical preparation creates that surface consistently across the whole floor, which washing and acid etching do not reliably do.
What is included in the Full-Flake Hybrid rate?
Ordinary mechanical preparation, the coating system and normal equipment are included in the per-square-foot package rate and are never charged again. Significant repairs, existing-coating removal, moisture mitigation and leveling are additional only when the assessment shows they are required.
When can I park on the floor?
It depends on the products used and the conditions on the day of installation. We give you specific guidance for foot traffic, heavy items and vehicles when your floor is installed. We do not promise a fixed return-to-service time in advance.
Does moisture in the slab matter?
Yes. Moisture moving up through concrete can push a coating off from below. South Florida slabs sit on damp ground for much of the year, so we look for moisture signs on every project and recommend mitigation where it is warranted. See concrete repairs, moisture mitigation and leveling.
Do I need to empty the garage?
Yes. The whole floor has to be clear. Tell us if moving the contents is a problem and we will discuss options when we scope the project.
