Garage Floor Coatings

Solid Floor Coatings in South Florida

A uniform single-color coating over prepared concrete. The cleanest, simplest look, and the one that depends most on the condition of the slab beneath it.

A solid coating has no flake or aggregate broadcast into it. What you get is an even field of color with a continuous, sealed surface that is easy to sweep and mop. It suits garages, storage rooms and utility spaces where a plain, bright floor is the goal.

Because there is no pattern to distract the eye, a solid floor shows more: patched cracks, grinding marks, slab undulations and dust on the surface are all easier to see than on a flake floor. Preparation and repair quality matter here as much as anywhere.

Scope

What a solid coating involves

  • Assessment of the slab and agreement on the repairs to be carried out
  • Mechanical preparation of the concrete
  • Application of the pigmented coating system in the number of coats the system calls for
  • A top coat where the system includes one
  • Guidance on returning the floor to use, based on the products installed

For this system, whether preparation and equipment are included in the per-square-foot rate is confirmed in your written estimate.

Preparation and installation

How the system is installed

  1. Assess

We check the slab and talk through how visible repairs are likely to be under a single color.

  2. Prepare mechanically

The concrete is ground to give a clean, open surface. Grinding is kept even, because swirl marks can show through thinner solid films.

  3. Repair and smooth

Cracks and pits are filled and ground flush. On a solid floor this stage is done with extra care, since repairs are not hidden by a pattern.

  4. Apply the base coat

The first pigmented coat is applied and worked into the prepared concrete.

  5. Apply further coats

Additional coats build color uniformity and film thickness, as the system requires.

  6. Cure and hand over

We give you guidance on foot traffic and vehicles for the products used.

Scope boundaries

What is not included, and what we assess on site

These are the points most often left unsaid in an estimate. We would rather you read them here than discover them later.

Important exclusions

Not included unless listed in your estimate

  • Existing-coating removal, additional heavy grinding, moisture mitigation and leveling, which are added only when required
  • Significant crack and spall repair beyond what is listed
  • Decorative flake or quartz broadcast
  • Line marking and stenciling, unless listed
  • Stem-wall and vertical coating, unless listed
Requires assessment

Conditions we check before pricing

  • How visible existing cracks, patches and undulations will be under one color
  • Moisture conditions
  • An existing coating and how it is bonded
  • Contamination that could cause the coating to pull away
  • Whether slip resistance needs to be addressed for your use
  • Small projects below the review threshold for this system

Solid Floor Coatings FAQ

Questions about this service

General questions

Will repaired cracks show through a solid coating?

They can. A repaired crack is filled and ground flush, but a single uniform color makes any change in the surface easier to see than a flake pattern does. We show you the slab's condition during assessment and tell you what to expect.

Is a solid coating the same as garage floor paint?

No. A coating system is installed over mechanically prepared concrete and built to a greater film thickness than paint. The preparation is the main difference in how it performs.

Does the rate include grinding and equipment?

For solid coatings, the preparation and equipment inclusions are confirmed in your written estimate. Only the Full-Flake Hybrid rate is a confirmed package that includes ordinary mechanical preparation and normal equipment.

Is a smooth solid floor slippery when wet?

Smooth, glossy coatings offer less grip when wet than textured ones. If the floor will see water regularly, tell us, and we will discuss texture options for your project.
